Clearing the Way for Construction
As redevelopment continues across Long Beach, methane testing remains an important milestone for many construction projects. Whether the goal is a new commercial building, a residential redevelopment, or an Accessory Dwelling Unit (ADU), the City of Long Beach often requires methane evaluations in certain zones before development can move forward.
McAlister GeoScience recently completed methane testing for a redevelopment project in Long Beach, where the existing structure is scheduled for demolition to make way for new construction. The testing was performed to satisfy the City’s methane requirements before redevelopment begins.
This project continues a trend we’ve seen throughout Long Beach. As we discussed in our previous article on methane testing, the City’s requirements are designed to identify potential methane hazards early in the development process, helping property owners address any issues before construction starts. Fortunately, many properties ultimately prove to have little or no methane concern, but the only way to know is through proper testing.
The Investigation
Following the City of Long Beach’s Information Bulletin IB-055 requirements, McAlister GeoScience installed two soil vapor probes across the approximately 6,500-square-foot property. After allowing the probes to stabilize, soil vapor samples were collected and analyzed by an accredited laboratory for methane. Pressure readings were also measured at each location to determine whether methane gas was actively migrating beneath the site.
The field work was completed efficiently, allowing the redevelopment team to continue moving through the permitting process without unnecessary delays.
The Results
The investigation produced excellent news for the project team.
Laboratory analysis found no detectable methane in either soil vapor sample, and pressure measurements at both probe locations registered 0.00 inches of water column. Based on the City of Long Beach’s standards, no methane mitigation measures were required, allowing the project to proceed without additional methane-related design or construction requirements.
While every property is unique, results like these demonstrate why testing is such an important part of the development process. Rather than making assumptions, owners and developers receive clear, data-driven answers that help them move forward with confidence.
