Background
McAlister GeoScience conducted a Phase II Environmental Site Assessment (ESA)
at a commercial property in Pasadena, California.
The purpose of this investigation was to evaluate potential environmental impacts associated with historical site uses commonly linked to properties of this type, as well as nearby off-site operations. Soil and soil vapor sampling were performed to better understand current site conditions.
Environmental Assessment
The Phase II investigation included targeted soil and soil vapor sampling, with laboratory analysis performed for petroleum hydrocarbons, volatile organic compounds (VOCs), metals, and other potential contaminants of concern.
Analytical results were compared to applicable Environmental Screening Levels (ESLs) to assess potential risk.
Key Findings
• No petroleum hydrocarbons, VOCs, or PCBs were identified at levels of concern.
• Metals were detected at low concentrations consistent with natural background conditions.
• Soil vapor results did not indicate vapor-related impacts.
Conclusion
Based on the sampling results, the property was not identified as environmentally impacted by historical or adjacent uses. The data did not indicate the presence of contamination requiring further evaluation.
Outcome
This investigation provided clear, defensible data confirming that environmental conditions at the property do not pose a concern. With this clarity, stakeholders were able to move forward confidently without the need for additional investigation or remediation.
